About the Role
As the Property Manager, you will oversee a portfolio of residential and commercial properties while providing top-tier service to landlords and tenants. Your role will be diverse, from leasing and tenancy management to maintenance coordination and financial oversight. You’ll have the support of a dedicated team, allowing you to focus on what you do best—delivering exceptional results.
Key Responsibilities:
- Manage Your Own Portfolio: Take ownership of 120-150 properties with the support of an Assistant Property Manager and off-shore admin and accounts team. Ensure smooth operations and well-maintained properties
- Build strong, lasting relationships with landlords, tenants, and contractors to maintain satisfaction and loyalty
- Conduct property inspections, including ingoing, outgoing, and routine
- Handle lease renewals, rent reviews, and tenancy agreements
- Screen tenant applications thoroughly to ensure a perfect match for the property
- Organise repairs and maintenance while ensuring compliance with legal and safety requirements
- Liaise with contractors and landlords to keep properties in optimal condition
- Manage rental arrears, issuing notices as required, with a dedicated accounts team handling the bulk of financial reconciliations
- Stay on top of NSW real estate legislation and ensure all properties comply with tenancy laws
- Handle any tenant or landlord disputes professionally and attend tribunal hearings if necessary (though this is rare)
- Keep records up-to-date and maintain accurate documentation through property management software
- 2+ years of experience as a Property Manager
- Current Real Estate Licence (Certificate IV in Real Estate Practice)
- In-depth knowledge of residential tenancy laws and property management regulations
- Excellent communication, negotiation, and relationship-building skills
- A proactive, self-starter mentality with a strong attention to detail
- Proficiency in property management software (e.g., Property Tree, REI Forms)
- A reliable vehicle and valid driver’s license
